How to finance our real estate acquisitions using traditional lending sources. Here's a typical example: Suppose we are able to buy a property worth $200,000 for $150,000. Obviously, we are able to buy the property at 25% below fair market value. A $50,000 gross potential profit! Everyday, all across America, mortgage lenders make loans of 80%, 90%, 100% or more, of a property's fair market value. But, the astute real estate investor may be prevented from getting the same loan amount.
Most mortgage companies will only loan a real estate investor 70% or 80% of the contract "purchase price" and they want a 20 to 30% cash down payment. So why don't we just come up with the 20 or 30% down payment and get the new loan? Good question...
We could, but how often do you think we could do that before we tapped-out our resources? Just like other businesses... Professional real estate investors do not use their own money to buy inventory. At least, not ones who plan to stay in business a long time! Do you think Donald Trump puts up his own money to buy the properties he develops? Not a chance. He uses other people's money and creates value in each property he acquires. We are no different in this regard.
When we find a property to buy, we usually have substantial protective equity above any loan we may use to purchase the property. In fact, much more equity than does the traditional mortgage company who regularly lends their money to new home buyers.

There are no costs to you in making a loan, except your retirement plan administration costs, which are minimal. If you are receiving monthly loan payments, some TPA’s may even collect the monthly payments for you and deposit them into your account.
